This all-villa property offers guests a breathtaking amount of space both inside the individual villas as well as the property on which they are located. Specializing in one and three-bedroom retreats for honeymooners, couples and families. The Kunja Hotel is only a hotel by name, as the villas themselves are as spacious, refined and private as many of the more attractive private homes in Ball.

The Kunja comprises 4 spacious three-bedroom villas and 14 one-bedroom villas; each appointed with a large central living area, private swimming pool with sundeck, full-service kitchen, en-suit bathrooms and large tropical garden.

All the bedrooms at Kunja are fully air-conditioned and feature king size beds, satellite television, shower and bathtub, his and her sinks, walk-in closets, and in-villa safety deposit box.

3 bedroom villas
Three bedroom villas consist of 1 main pavilion on 715 m2 property. The main pavilion, 3 bedrooms/bathrooms, lounge area, dinning area and full set kitchen. The villa includes 4 bathrooms, one per bedroom and an additional powder bathroom in the common area of the villa. All bedrooms have satellite television, en-suite bathrooms and walk in closets. The bathrooms feature separate shower and bathtub and double sink vanity. The swimming pools in our 3 bedroom villas include a sunning area (20cm deep water) and are 12.5meters x 6.5 meters.

1 bedroom villas
One-bedroom villas consist of a single pavilion on 285m2 properties. The main pavilion, 1 bedroom/bathroom, lounge area, dinning area and full set kitchen. All bedrooms have satellite television, en-suite bathrooms and walk in closets. The bathrooms feature separate shower and bathtub and double sink vanity.
The swimming pools in our 1 bedroom villas include a sunning area (20cm deep wafer) and are 8 meters x 3.5 meters.

*All Bedrooms have air-conditioning, walk-in closets, safety-boxes, en-suite bathrooms and Satellite (30 channel) televisions. All villas have stereo systems (CD, cassette, VCD, Receiver) and full functional kitchens.
